A well-known local property developer has received formal approval for its plans to build a new student housing development on Nottingham’s Ilkeston Road.
The site on the corner of Cobden Street and Ilkeston Road, just over a mile west of Nottingham city centre, will be the fourth student project ALB has been involved in – and Managing Director, Arran Bailey, is keen to stress just how much value the new flats will offer.
He said: “We chose this site because of its outstanding position. In addition to the local shops, cafes and bus links, it’s just a 20-minute walk into the city centre and it’s also more or less equidistant between the University of Nottingham and Nottingham Trent, so it’s going to have major appeal for a lot of the city’s students.”
While ALB is generally best known for redeveloping large disused buildings, the Ilkeston Road project will build on experience gained on previous student developments.
It will incorporate 41 fully furnished high-spec studio apartments, each with its own kitchen and bathroom, and it will also feature some key communal facilities, including a secure cycle store and a large lounge area on the ground floor.
Arran said: “We’ve already been involved in student developments in Loughborough and Derby city centre – and like those developments, our new Nottingham site will offer students a premium quality of life in a location that gives them easy access to all the things they need.
“In addition to putting them close to their places of study and entertainment, the new flats will feature a dedicated communal lounge where students can relax and get to know one another – and that is particularly important for new students who have yet to make new friends in the city.”
Demolition of the existing building, which has been used as martial arts centre since 2012, is set to begin on 1st August. The intention is then to have the entire project completed and available for occupation in time for the beginning of the new academic year in September 2021.
In spite of the UK’s three-month lockdown, it’s a timeframe that continues to tally with ALB’s original plan when it first took possession of the site at the start of 2020.
Aran added: “Though we bought the site before lockdown, the Covid-19 pandemic has caused us no delays at all.
“It was always our intention to complete the job in preparation for the new academic term in 2021 and, now that we have the necessary approvals in place, I’m confident that next year’s students will have a fresh and exciting new option when choosing the best place in Nottingham to live.”
